Rental inspection checklist

This is the punch list Walkthrough starts with. Add rooms (Bedroom 2, patio) or delete the garage. Rate each line Good / Fair / Poor / N/A. It is a field checklist, not a housing-code inspection and not legal advice.

Items worth touching, not just glancing at

Every room

Walls, ceiling, floor, baseboards
Windows, screens, treatments
Lights, outlets, switches
Doors and locks
Smoke / CO detector (present, not chirping, test if safe)
HVAC vents

Kitchen

Cabinets, counters, sink, disposal
Fridge, stove/oven, dishwasher, microwave/hood
GFCI at the counter if present

Bathroom

Toilet, sink, tub/shower, caulk/grout
Exhaust fan, GFCI, door lock

Laundry / garage

Washer, dryer, dryer vent (lint is a fire issue, not a style note)
Garage door/opener, man door, floor stains

What to photograph

Anything Fair or Poor, plus one wide shot per room. Capture serial plates on dead appliances. Capture the detector if it is missing or hanging by a wire. Photos in this app stay local until you print.

Fair vs Poor on a checklist

If it still does the job, it is probably Fair. If it does not operate, is unsafe, or is missing, it is Poor. Dirt you can clean in a standard turnover is not Poor. A hole through drywall is. When unsure, photograph and write the measurement (“2-inch gouge at latch side”) instead of escalating the grade for emphasis.

This list does not certify smoke-detector placement, lead paint, radon, mold, or habitability. Local codes win. If a detector is missing, that is a repair — today — not a trivia line on a PDF.
